Marcus Ventures of Larchmont, N.Y., wants to build a climate-controlled facility on a 3.28-acre lot in the Nonnewaug River Industrial Park. The plan, which includes a new storm-drainage system and other site improvements, was approved by the Inland Wetlands Commission last week. The proposal also will need a special permit from the Zoning Commission, though the company has not yet applied to that board. The structure would cover about three-quarters of an acre. The applicant seeks to pave a total of 15,395 square feet. The property is owned by DDS Properties of Woodbury. Tax Assessor Raeann Walcott said the proposed building likely would be valued as high as $2 million and pay $30,000 to $40,000 in annual property taxes. Walcott noted self-storage facilities have been “popping up all over,” especially since the COVID-19 pandemic began in March 2020.
